Barret Mortgage Moves Headquarters to Officescapes at Sawmill

March 2005. Barrett Mortgage Services, Inc. has moved its corporate headquarters to a new, 2400 square foot office condominium at 4618 Sawmill Road in the Officescapes at Sawmill office park. Barrett president Edward M. Klekotka says the change from renting to owning its offices has been good for the company, adding that the new location - on Sawmill Road between Henderson and Bethel - "is so central to our business area that we are finding a resultant increase in our traffic." Barrett Mortgage Services is the leader in the Central Ohio construction and permanent home financing industry, having placed over a half billion dollars in financing since its inception in 1984.

Office Park Opened By Local Developer

December 2004. (Business First) MedFirst Deveolpment LLC has opened the first phase of Officescapes at Sawmill. The new office park is located between Henderson and Bethel roads, across from the recently opened Riverside Orthopedic Hospital. MedFirst is co-owned by Douglas A. Davis, a Columbus real estate developer who has been involved in commercial and residential projects for more than two decades. Construction of the development's first building is complete, MedFirst announced Nov. 30. The building is occupied by Programmed Building Systems, a Columbus-based building contractor. Three other buildings for a doctor, dentist, and brokerage company are scheduled to be finished in early 2005. The build-to-suit units at Officescapes at Sawmill range in size from 2,415 square feet for one half of a building to 8,900 square feet for a double building. The units feature a cul-de-sac setting and have high-speed internet connections. Prices for the offices start at $340,000. Real estate taxes are estimated at $950 a month, while condominium fees cost $250 a month. Officescapes, Davis said, is designed for small to mid-sized business owners who want to purchase, not rent, office space.

Another New Direction for Davis

February 2004, Davis, one of the three owners of MedFirst Development has targeted the upscale Upper Arlington Market for more empty nester housing. The first three developments will be located just outside of Upper Arlington and designed to attract the ever increasing Baby Boomer Population who require downsized, low maintenance housing options that possess opulent design features. Davis noted that the sales prices will range from the mid $300,000's to just over half of a million. When asked how this product will differ from the competition, Davis countered "location, location, location"! Davis humbly neglected to point out that his firm has always been known for allowing the Buyer unprecedented control over the finished product.

Riveredge Pediatrics Opens Second Office in Westar of Westerville

February 2004, Dr. John Sotos has selected Programmed Building Systems to manage the construction of its second office. Davis and Programmed Building Systems will coordinate the entire process from design to occupancy. Estimated value of the project is $150,000. Savings associated with the early partnership with Programmed Building Systems are anticipated to be about 30%.

MedFirst Development, Another Recently Formed Davis Partnership to Upgrade Sawmill Road in Columbus

July 2003, Two more Sawmill Road homes to be demolished to make way for a new 40,000 square foot upscale office development. 12% of the space will be the corporate headquarters of Programmed Building Systems, Barrett Mortgage, Andy Toth DDS and Kevin Arnold Psychologist. The remaining 26,000 square feet will be sold on a build to site basis. Approvals were received after just one meeting with the Northwest Civic Association and columbus City Council. Construction will be undertaken by Programmed Building Systems. Due to the 24% office vacancy rate, build out of the project is expected to take two years.

Delaware Strikes a Deal For Construction of Houk Road To Accommodate The Proposed Kroger Westfield Plaza

May 2000, After months of negotiations with the City of Delaware, a joint construction and funding agreement has been reached for Houk Road. According to Davis who sold 20 acres to Kroger, the construction of Kroger will necessitate numerous traffic improvements prior to the commencement of construction. The City of Delaware will undertake the construction of intersection improvements in cooperation with Dominion Homes. Troy Farms will be required to design and construct over a mile of Houk Road running north of State Route 37. In order to facilitate the transaction and expedite Kroger Grand Opening, Troy Farms has contracted the $1.2 million road construction project to Programmed Building Systems of Ohio. According to Davis, upon the completion of the traffic improvements, his clients will be able to proceed to close on transactions including not only the 50,000 square food Kroger Store, but also an additional 25,000 square foot strip center, a Fifth Third Bank branch, Buffalo Wild Wings Restaurant, a Valvoline Instant Oil Change, a cell phone tower, and most importantly, a 50 acre Delaware City Park named after Dr. David R. Smith. Upon completion, there will only remain three tracts available in the 550 acre development.

Davis to Develop 35 Single Family Lots Targeted To Farmer Home Loan Buyers In Pataskala, Ohio

January 1997, Davis and Caruso are working to diversify. Having targeted the popular empty nester market for years, it is time to market to the first time home buyers and the unique challenges of these Buyers. The first development is Yorkshire Village of Pataskala, consisting of 35 lots that are about a third of an acre each and located between National road and Blacks Road on the north side of York Road. Initially, Da-Ral, Inc. has received commitments from Medalbrook Homes and Hamlet Homes for four homes starting at $125,000

Da-Ral, Programmed Building Systems Plan $5M Condo Project for Tuttle Crossing Area of Dublin

August 1996. (Business First) A Columbus-based residential developer plans a $5 million condominium project in the dublin portion of the Tuttle Crossing development. Da-Ral, Inc., affiliated with general contractor Programmed Building Systems of Ohio, Inc. will build 34 ranch-style condos on 6.9 acres on Rings Road. Da-Ral bought the land from developer Charlie Ruma. The owner/developer has secured a $1.37 million mortgage from Premier Bank & Trust to finance construction of the Brighton Woods condo project. Da-Ral joint-venture partner Douglas A. Davis plans to introduce the same condo product he has developed in Delaware since the late 1980's. The Tuttle Crossing area "is a natural area for our condo project with the nearby health-care services, offices and retail," Davis said. Duke Realty Investments, Inc. controls property north and east of the Brighton Woods project.

The two-bedroom homes have 1,400 to 1,550 square feet of living space plus 470 square foot unfinished basements. Davis said about one-quarter of the condo owners in his Delaware communities had the builder turn their second bedroom into a home office, a study or a separate dining room. Da-Ral also plans to have two attached garages per unit and about 100 guest parking spots, more than the one garage and 78 parking spots originally approved. Brighton Woods will targed single professionals, young couples and so-called "empty nesters" - older couples who's children have left home, Davis said. It also will focus on retirees and others who spend much of their time away from home. The units will be marketed in the $180,000 to $190,000 range. Davis said he will begin construction on a four- and six-unit brick building as soon as he secures a building permit from Dublin.

Davis' Forms Da-Ral, Incorporated and Options 60 Acres in Troy Farms of Delaware

May 1993, Davis announced that due to demand, he and Mr. Ralph Caruso have formed Da-Ral, Incorporated, to purchase 60 acres located between State Route 36 and State Route 37 just west of Houk Road. Eight acres will be used for second generation empty nester condominium homes of which three are pre sold. Other buyers of the remaining development include M/I Homes who will build 130 homes in the $145,000 price range. Rossiter Homes, Ackley Homes, and Olympus Homes will purchase and build the remaining 54 homes.

But Our Kids Haven't Left Yet

October 1990, Davis announces that he will commence construction of a custom single family home of a custom design to accommodate the unique needs of a condo buyer with kids who still have not left the nest.

November 1989, Plans have been submitted to the City of Delaware for an upscale lakeside condominium development. The two bedroom condos will be priced from $100,000. Land clearing has commenced and the model home should be complete by June of 1990.

Davis and Partners Announce 90 Acre Mixed Use Development in Delaware

August 1989, As the City of Delaware expands its sewer and water systems to the west, services become available for another 90 acres. The proposed Lexington Glen Subdivision will encompass elderly housing, professional offices, an empty nester condominium project, a significant apartment project, as well as approximately 200 single family and duplex homes.

Local Realtors Purchase Downtown Hilliard Apartment Complex

November 1986, Doug Davis and a group of partners purchased a ten unit apartment complex located on Madison Street in Downtown Hilliard. The complex is 80% occupied and the new owners intend to renovate the units as they become vacant and increase the rents on the new units. Upon completion, each apartment will have all new windows, appliances, plumbing fixtures, carpet, tile, and finishes. The rent for each unit will increase by $100.00 per month, thereby increasing the operating income of the project by $12,000 per year. Upon completion, the subsequent value of the complex should increase by nearly $120,000 in market value. According to Davis, real estate investing is all about the creation of net worth, cash flow, and appreciation.
